February 2021 Muskoka Residential Real Estate Market Update

Through the new year the Simcoe – Muskoka area has been under lockdown measures for the majority of January & February, opening to normal for week before shutting down again. Whether or not this has impacted the market activity is hard to say. With demand at an all time high and as the spring approaches more listings are beginning to appear on the market. Looking back into statistical activity graphs from March 2020 when the original lockdown began, you can certainly notice a unit sales and number of new listing drop off in the charts as fear stopped the market from acting as usual. This year will be interesting to see how the demand and supply reacts into the spring of 2021. In this post we will analyze February’s trends in Residential market in Muskoka. The past year has seen an unprecedented seller’s market develop. Looking at the start of 2020 verses the end of 2020, new listings in residential real estate were down 13.9% year over year. With waterfront cottages, new listings were down 10.4% year over year while demand and sales were hitting record highs. The trend of falling new listings look to be continuing through the month of January and now February. The spring will be an interesting time to see if the supply chain can satisfy the demand in the area and how these factors will affect the market and the values for properties in the area.

2021 February Unit Sales Up 13.8% YOY

Unit sales have trended upwards in Muskoka despite the COVID-19 pandemic, Year over year 2019 – 2020 we have seen increases in unit sales for residential homes overall in the towns of Huntsville, Bracebridge and Gravenhurst. The demand continues to be at peak levels for your Muskoka residential home. Listings even at this time of year are still drawing a lot of interest from buyers looking in the area. The condo market in Muskoka has attracted some attention and will be included in our monthly statistic tracking posts in the future. Though not many sales this month it is a 50% gain verses last year and throughout the year it will be interesting to see how the condo market in Muskoka reacts to the significant influx of demand and buyers looking to move into the area.

As of now the market is heavily geared toward sellers having the advantage with a 90% listed – sold ratio of residential homes in the Huntsville, Bracebridge, Gravenhurst areas. Year ending Dec. 31st 2020. This statistic shows again how a lower amount of listings this month verses last month is looking like it will continue the trend of heading toward a sellers market even further, picking up where was left off at the end of 2020.

It will be interesting to see how the market balances the supply and demand as we continue further into Q1.

Muskoka Residential & Condo Average/Median Sale Price

High demand for a home in Muskoka is driving up the median price in Huntsville, Bracebridge & Gravenhurst. Great news for anyone invested in residential real estate, also great news for anyone looking to list their home.

While the median sale price is charted above the average sale price in the data, this indicates a negatively skewed distribution. This means that there are more high price range sales that are increasing the average sale price, however a number of lower value sales are holding the average sale price back from rising further. This negatively skewed data set is an indication that the average sale price of homes can and surely will continue to rise in the near future.

2020 Year End vs. End of February 2021  UP 15.6%

2021 Average Sale Price – $455,665

2021 Median Sale Price – $393,904

With these two statistics it should be understood that the data is likely to be skewed due to high value outlier sales as we are early in the year. As the year goes on and more sales are accounted for we will understand how the much the average sale and median sale prices have increased throughout the year.
