Muskoka Real Estate Market Update – March 2024
The overall Muskoka real estate market (residential and waterfront combined) average and median sale prices are down YOY for the first quarter of 2024. However, the total dollar volume remained virtually unchanged. There were 13 more sales YOY, with 166 units sold from January-March 2024 compared to 153 units from January-March 2023. As we predicted in our February stats post, the spring market did start early. We saw the most new listings for March since 2016, primarily due to the warm weather and little snow.
Average Sale Price – January-March 2023, $960,063 vs January-March 2024, $882,372; Down 8.8%
Median Sale Price – January-March 2023, $730,000 vs. January-March 2024, $717,500; Down 1.7%.
Total Unit Sales – January-March 2023, 153 vs January-March 2024, 166; Up 13 units.
